Documents Required for a Mortgage Loan
Whether for a mortgage pre-approval or a standard loan application, you'll be asked to provide all kinds of information to show proof of identity, residency, income, and financial assets to help the lender determine your eligibility and creditworthiness. Here’s a general checklist to help you get organized, although not every item applies to every situation. We recommend that you create a digital copy of these documents, scan or take a clear photo with your phone, for each person to be listed as a borrower.
- Driver’s License
- Pay stubs for the last 30 days
- Most recent 2 years W2s
- Most recent 2 years 1040s
- Federal income tax filing for the last 2 years
- Year-to-date profit and loss statement and current balance sheet (if self-employed)
- Award letter and copy of the most recent check for retirement, Social Security, or disability income
If you are refinancing:
- Homeowner’s insurance policy declarations page
- Most recent mortgage statement
In some cases, your lender may ask for more documentation on financial assets, including:
- 2 most recent monthly statements for any Checking / Savings Accounts
- 2 most recent monthly statements for any Stocks / Mutual Funds:
- Most recent quarterly statement for any 401 (k) / Retirement Accounts
